Most people learn what their house is worth twice, at purchase and at sale. In between, the largest number on the household balance sheet goes unmeasured.

No black box
Every quarter the Federal Housing Finance Agency publishes a house price index for three-digit ZIP areas, built from millions of repeat sales and appraisals. It is public domain government data. Here is the entire calculation:

Scale what you paid by the ratio between them
Then subtract your mortgage balance. That is your estimated equity.
What this cannot tell you
An area index describes an area. It knows nothing about your particular house: not its condition, not its size, not the kitchen you redid, not the lot, not the street.
Two homes a hundred feet apart can be worth very different amounts while sharing exactly the same index. Use this to watch a trend. If you need the real number, hire an appraiser.
